Where Is Corozal?
Corozal District occupies the far north of Belize, sharing a border with the Mexican state of Quintana Roo. The town of Corozal sits on the southern shore of Corozal Bay - a protected inlet fed by the Rio Hondo river system. Chetumal, Mexico's capital of Quintana Roo, is a 15-minute drive north across the border.
Getting there: The Corozal airstrip handles Tropic Air and Maya Island Air domestic flights from Belize City (30 minutes). The Northern Highway connects Belize City to Corozal by road in approximately 2 hours. Cancun International Airport is roughly 2.5 hours north by road through Mexico - a meaningful advantage for buyers who fly internationally frequently.
Why Buyers Choose Corozal
The price. Corozal is consistently the most affordable district in Belize for foreign buyers. Established homes with bay views start under $150,000 USD. Beachfront (bay-front) lots are available under $100,000. The comparable property in Placencia costs 2-3x as much. In Ambergris Caye, it doesn't exist at that price.
The Mexico factor. Proximity to Chetumal is a genuine asset that many buyers undervalue.
